Overview
Your Valzotra plan determines how many active properties you can have at the same time. If you manage more units than your plan allows, you can upgrade to a higher plan or add Property Packs (Portfolio only) to increase your limit.

Each Property Pack ($29/mo) adds 2 active properties and 4 team members to your Portfolio plan. Property Packs are only available on the Portfolio plan.
How limits are enforced
- Valzotra checks your active property count when you create or unarchive a property.
- If you are at your limit, the action is blocked and you see a message explaining your options.
- Archived properties do not count toward your limit. You can archive a property to free up a slot.
- If you downgrade your plan and end up over the new limit, your existing properties remain active, but you cannot create or unarchive additional properties until you are back within the limit.
Increasing your limit
- Upgrade to Portfolio to go from 1 active property to 2 (and gain additional features over Host, or all features over Comply).
- Add Property Packs on Portfolio to scale beyond 2 properties, in increments of 2.
- Archive unused properties to free up slots without changing your plan.
Limits & requirements
- The Comply and Host plans are capped at 1 active property. There is no add-on to increase this — upgrade to Portfolio if you need more.
- Property Packs require an active Portfolio subscription. They cannot be added to the Comply or Host plan.
- There is no hard cap on the number of Property Packs you can add.
- Archived properties do not count toward limits and retain all data.
FAQ
What happens if I cancel a Property Pack? Your active properties remain, but if your active count now exceeds the new limit, you cannot create or unarchive properties until you are within the limit again. No data is deleted.
Can I add a Property Pack on the Comply or Host plan? No. Property Packs are available on the Portfolio plan only. Upgrade to Portfolio first, then add packs as needed.
Do archived properties count toward my limit? No. Only active properties count. Archiving a property frees up one slot immediately.
How many properties can I have total? There is no limit on total properties (active plus archived). The plan limit applies only to active properties.
I downgraded and now I am over the limit. Will Valzotra delete my properties? No. Your properties stay active and your data is preserved. You simply cannot create or unarchive additional properties until you upgrade or archive enough properties to get back within your plan's limit.
