Definitions of terms used throughout the Valzotra platform and documentation.
Material Participation — The IRS standard for determining whether a taxpayer is actively involved in a trade or business activity. Meeting one of seven IRS tests allows rental losses to be treated as non-passive. See IRS Publication 925.
Property Pack — An add-on available on the Pro plan that increases your property, team member, upload, and storage limits. Each Property Pack adds 2 properties, 1 team member, 125 uploads/month, and 5 GB of storage.
REPS (Real Estate Professional Status) — An IRS designation that allows taxpayers who spend the majority of their working time in real estate to treat all rental activities as non-passive. Requires 750+ hours in real estate activities and more than half of total working hours. See IRS Publication 527.
Schedule E — IRS form used to report income and expenses from rental real estate. Valzotra organizes your records to align with Schedule E line items.
STR (Short-Term Rental) — A property rented for an average period of 7 days or less. STRs receive different tax treatment than long-term rentals under IRC §469.
Tenant — In Valzotra, a tenant is an organization (business account). Each host creates a tenant when they sign up. Team members belong to a tenant. Data is isolated between tenants.
