Overview
The hours summary gives you a running view of how many hours you have logged across your properties. For hosts pursuing REPS or material participation, this is the number you check throughout the year to gauge your progress toward key IRS thresholds. Valzotra calculates your totals automatically from your work log entries — there is nothing extra to configure.
How it works
Today dashboard
The Today dashboard displays your year-to-date (YTD) work log hours alongside the 750-hour REPS target. This gives you an at-a-glance view of where you stand without navigating to the work logs section.
The dashboard shows:
- YTD Hours — The total hours logged across all properties from January 1 through today.
- REPS Target — The 750-hour threshold for reference.
Work log list view
The Financials > Work Logs list view lets you examine your hours in more detail using filters:
- YTD preset — Click the YTD date preset button to see all entries from January 1 of the current year. The list shows total count and you can review each entry.
- MTD preset — Click MTD to see entries for the current month only.
- Property filter — Select a specific property to see hours logged against that property. This is useful for the material participation tests that are evaluated per-activity.
- Category filter — Filter by activity type to see how your hours break down across different kinds of work.
- Show all — Toggle this on to load every matching entry on one page, which is useful for printing a complete record.
Calculating your totals
To see your cumulative hours for a specific period and property:
- Set the From date to the start of the period (e.g., January 1 for a full year).
- Optionally set the To date.
- Select a property (or leave it on "All" for a cross-property total).
- Toggle Show all to load every entry.
- The result summary shows the total number of matching entries. Add up the Hours column, or use the printed view.
For REPS, the 750-hour requirement is across all real property trades or businesses, so you typically look at the "All" property view. For material participation, you may need per-property totals — use the property filter to isolate each one.
Limits & requirements
- Hour totals are calculated from your work log entries in real time. There is no separate summary database — the numbers always reflect the current state of your work logs.
- If you edit or delete work log entries, the totals update immediately.
- The 750-hour REPS target displayed on the Today dashboard is a fixed reference point. Valzotra does not adjust this number based on your tax situation.
- The Comply and Host plans track hours for one property. The Portfolio plan tracks hours across multiple properties and shows aggregated totals.
FAQ
Does Valzotra tell me if I have met the 750-hour requirement? Valzotra shows your YTD hours next to the 750-hour target. It does not make a determination about whether you qualify for REPS, because qualification depends on additional factors beyond the hour count (such as whether you spend more time in real estate than in your other profession). Discuss your totals with your CPA.
Can I see hours by month? Yes. Use the MTD preset to see the current month, or set custom From and To dates to view any specific month. You can also filter by category and property within that date range.
How do I get a per-property breakdown? Use the Property filter in the work log list view to select one property at a time. Combined with the YTD preset, this gives you the total hours logged for that property during the current year.
What if I have hours that are not assigned to a property? Unassigned hours (where the property field was left blank) still count toward your overall total but do not appear when you filter by a specific property. For the strongest compliance record, assign every entry to the relevant property.
Can I print my hours summary? Yes. Filter the list to the entries you want, toggle Show all, then click the Print button. This produces a print-friendly view of the matching work log entries that you can share with your CPA or keep for your records.
